Correct on all counts. None of those things you listed will be OB. They are not super frequent occurrences, and when they do they typically do not compromise player safety or speed of play. I'm not a fan of excessive OB, especially in the spring. The course should speak for itself. All the OB choice I've made are either because of course designer intentions (mandos) or paths/roads that are safety concerns and/or potentially interfere with other holes. They will be listed online and on the PDGA scoring website, so it will be easy to follow. If its not on the list, its not OB.
